Property Management 101

This training is designed for the new property manager and all front-line staff who are responsible for the day-to-day operations of an affordable housing property.  The training will also benefit seasoned staff with a refresher on understanding property operations, understanding legal requirements, preparing for an audit and various management tools that will aide in the day-to-day operations, as well as throughout the year.

Participants will learn how to build a “Toolbox” of important documents including the Management Plan, Tenant Selection Plan, Affirmative Fair Housing Marketing Plan, the Lease, House Rules & Tenant Handbook, as well as company policies and procedures that all managers of LIHTC and HOME funded properties should have.

There is no need to be nervous about the state’s audit going forward, because we will provide tips and tools to prepare for your resident file review, as well as the management review.

This session will also go over reading and understanding the Indenture of Restrictive Covenants (IRC), Regulatory Agreements, and the IRS Form 8609.  We will also discuss setting up a Property Unit Matrix and a Property Fact Sheet.

In addition, we will review commonly used affordable housing acronyms and best practices that are of great benefit to the “newbie”.
