LIHTC households must have their income recertified annually. The recertification must be effective no later than 12 months from the previous certification date.
When a household moves into a LIHTC property, their eligibility must be initially certified by verifying all household income, assets, and household composition, including student eligibility. This information is again certified annually, either by completing a full recertification (going through the same process as move-in to verify income and assets); or, after the initial certification, if the property is 100% affordable, the property does not need to go through the process of verifying income and assets, and the household may self-certify this information which is known as a self-certification. Student status must always be verified, regardless of full or self-certification. If your LIHTC property is not 100% affordable (there are market rate units), self-certification cannot be completed therefore a full recertification is required.
